Yes, my services on new construction are free. That is a fact not widely understood. All volume builders, particularly national or regional builders, have a marketing fee built into the price of the home. This insures that the community homes are equally or relatively priced. If you buy without an agent they retain all the commissions and you have no one representing you. The on site agent represents the builder interests.

Question: "I can buy cheaper directly from the Homebuilder."

Answer: You pay the same amount whether or not you are represented in the purchase. The unpaid commission is retained by the homebuilder. See above.


Question: "Homebuilders dislike buyers being represented by Realtors."

Answer: Homebuilders love Realtors and court them at every opportunity. The Realtors help insure that the entire sales process is kept at a professional level and that the buyer is advised on all facets of sale. If by some chance they don’t it’s because they don’t want some one representing you that knows your rights for inspections, negotiations etc…

 

Question: "Most new homes are sold directly by the Homebuilders."

Answer: In the Charlotte area over 90 % of the new homes are sold by Realtors. It is easy to understand why Realtors are considered to be the "lifeblood" for Homebuilders.

 

Question: "I can negotiate as well as a Realtor®."

Answer: The truth is the Realtor® often knows the negotiable points for the particular Homebuilder and is able to obtain concessions not considered by a Buyer. The sales price is often not negotiable in certain markets. Real estate transactions are very complex with continuingly changing laws, regulations and financing. A knowledgeable Realtor® can easily guide you the jungle of potential pitfalls and insure that you are safeguarded.

 

Question:  "The Realtor works for the Homebuilder and not my interest."

Answer:  A Realtor® works for you and not the Homebuilder (or any Seller). Once you have agreed to be represented by a Buyer´s Agent; that Realtor® must:

·         Promote your best interest

·         Be loyal to you

·         Follow your lawful instructions

·         Provide you with all material facts that influence your decisions

·         Use reasonable skill, care and diligence

·         Account for all monies handled for you
